Rancharrah is one of the newest and most unique luxury communities in Reno. It offers something you do not see often here. You are living in a gated neighborhood right in the center of town.
If you want an upscale, low-maintenance lifestyle with walkability and convenience, Rancharrah is a very strong option.
Rancharrah is located in South Reno, but it feels much more central than most South Reno neighborhoods.
You are just minutes from:
The Reno-Tahoe International Airport
Midtown
Downtown Reno
McCarran Boulevard
This makes commuting extremely easy, whether you are heading across town or traveling frequently.
The biggest draw to Rancharrah is the lifestyle.
You are in the middle of town, but once you are behind the gates, it feels quiet and private. That combination is hard to find in Reno.
Another major benefit is walkability. You are right next to The Village at Rancharrah, which has restaurants, shops, and one of my favorite local spots, Dolce Vita Spa. It is a boutique spa and a great place to unwind. I have been there several times and it is a really nice addition to have so close.
You can walk there from the neighborhood, which is something most communities in Reno do not offer.
Rancharrah stands out because it blends an urban lifestyle with a gated community.
It is newer, more modern, and more design-focused than many other neighborhoods in Reno.
The homes have a modern and farmhouse style, and the overall feel of the community is very polished and upscale.
This is not a traditional Reno neighborhood. It feels more like something you would find in a larger metro area.
The amenities here are a big part of the appeal.
The clubhouse is beautiful and well designed. It includes:
Two restaurants
A full gym
A library-style seating area
A pool
Event space upstairs for meetings or private gatherings
This setup makes it easy to socialize and stay active without leaving the neighborhood.
Rancharrah does have an HOA, and it is a more structured community.
The biggest thing to understand is density.
Homes are built close together, and most lots are smaller. If you are looking for a large yard or a lot of space between you and your neighbors, this is probably not the right fit.
You will see your neighbors, and they will see you.
For some buyers, that is not a concern. For others, it is a deal breaker.
Another important detail to be aware of is that homeowners in Rancharrah are required to hold a membership at The Club at Rancharrah.
At the time of writing this article, there is an approximate $8,000 one-time initiation fee due at the close of escrow, along with monthly club dues of around $525.
These fees and requirements can change, so it is always important to verify current details during the buying process.
The homes in Rancharrah are newer construction with a clean, modern feel.
You will see a mix of modern and farmhouse-style architecture throughout the neighborhood.
Lots are generally smaller, and the focus is more on lifestyle and design rather than land.
This is ideal for buyers who want something updated and low maintenance.
Rancharrah is a great fit if you:
Want a gated community in the center of town
Prefer newer, modern homes
Like walkability and being close to restaurants and shopping
Travel often and want easy access to the airport

Montreux is more wooded, more private, and centered around a golf course. It is also closer to Lake Tahoe.
ArrowCreek sits higher up and offers more expansive views, but it has a more open, less dense feel.
Caughlin Ranch has more mature landscaping and a stronger traditional neighborhood feel, and it is only about 10 minutes away.
Rancharrah is more modern, more walkable, and more centered around lifestyle and convenience than all three.
