Step by Step Process to Buying A Home

Spring is here!
The Spring Real Estate Market is thriving, and we are seeing a significant increase in demand for homes in Voorhees, especially from millennials.
In fact, the current absorption rate in our area is only 3 months, which means that if no more homes come on the market, we will only be able to sustain the current demand for up to 3 months.
This is great news for anyone considering selling their home, as the high demand can lead to a boost in your bottom line.
If you are thinking about selling your home, now is the perfect time to do so. To get started, it's essential to focus on your curb appeal, which can significantly impact the value of your property. That's why we've put together a helpful checklist to help you get started.
Friendly reminder: Before you make a repair, be sure to check with a real estate agent to make sure it is worth your return on investment. Feel free to Book A Call with me if you have any questions or want a free consultation!

When buyers walk into a luxury home in Reno, the first things they notice are not always what sellers expect. It is not just about square footage or price. It comes down to how the home feels, functions, and fits their lifestyle.
I recently spent two days showing 17 luxury homes in Southwest Reno to buyers relocating here. It was really interesting to hear what stood out to them right away. These were not small details. These were the things that determined whether they could actually see themselves living in the home.
One of the first comments I hear is, “This layout doesn’t work for us.”
Buyers are thinking about how they live day to day. They are paying attention to how the home flows, whether spaces feel connected, and if there is enough room for their routines.
If the layout does not make sense for them, it is very hard for them to look past it, even if the home is otherwise beautiful.
Kitchens still carry a lot of weight in the decision.
I hear things like:
“I love how this kitchen has a lot of cupboards and storage space”
“This home has great storage throughout”
Buyers do not want to move into a home and immediately feel like they are out of space. Storage is something they notice right away, especially families relocating to Reno who are bringing everything with them.
In areas like Southwest Reno and Old Southwest Reno, outdoor space matters.
Buyers are looking at:
Views
Whether the yard is usable
If it works for their dog
How much maintenance it will take
I have had buyers walk outside and immediately say, “This backyard works perfectly for us.” That alone can push a home to the top of their list.
A lot of luxury buyers in Reno are thinking about how the home will function for their family and the future.
They notice things like:
Ensuite bathrooms for the kids
Space for extended family during the holidays
A multi-gen suite for parents visiting
I hear comments like, “This home would be perfect for hosting holidays,” or “This would be great when our parents come to stay.”
That kind of connection matters.
Even when the home checks a lot of boxes, buyers are thinking about location right away.
I have heard things like:
“This is close to the private school our kids will be going to”
Proximity to schools, work, and daily routines plays a big role, especially for buyers relocating to Reno.
This is one of the biggest factors.
I have walked into homes where buyers immediately noticed deferred maintenance and said they were not interested in taking on problems.
Buyers today do not want projects. If a home feels like it has not been well maintained, it raises concerns right away and can take the home off their list.
Beyond the emotional connection, buyers are also paying attention to practical details.
Things like:
Garage space
Parking for guests
Storage for vehicles and everyday use
I hear comments like, “This garage works for us,” or “There is enough parking when we have people over.”
These details may not seem exciting, but they influence decisions more than people realize.
What buyers notice first when walking into a luxury home in Reno comes down to one thing. Does the home fit their life?
It is not just about how it looks. It is about how it functions and whether it makes life easier or more complicated.
If you are thinking about selling, understanding how buyers experience your home is one of the most important steps in preparing it for the market.
What do buyers notice first when walking into a luxury home in Reno?
Buyers usually notice the layout, kitchen, storage, condition, and how well the home fits their lifestyle right away.
Do luxury buyers in Reno care about storage space?
Yes. Buyers often pay close attention to kitchen storage, garage space, guest parking, and overall functionality throughout the home.
How important is deferred maintenance to luxury buyers in Reno?
It matters a lot. Buyers are often turned off by deferred maintenance because they do not want to walk into problems after they purchase a home.
Do backyards matter to luxury buyers in Reno?
Yes. Buyers notice views, usable outdoor space, how the yard fits their lifestyle, and whether it will work for pets, guests, or entertaining.
Why does layout matter so much to buyers?
Buyers want a home that works for their daily life. If the layout does not fit their family, routines, or entertaining needs, it can be hard for them to see themselves living there.
If you’re preparing to sell a luxury home in Reno, the right strategy can make a major difference in your final result.
