One of the first questions luxury sellers ask me is how long the whole process takes. Not just how long the home will sit on the market, but the entire journey from the moment they decide to sell to the day they hand over the keys.

The honest answer is that it varies. But it varies in predictable ways. And when you know what each stage actually involves, you can plan for it, prepare for it, and avoid the surprises that catch sellers off guard.

Here is a realistic timeline for selling a luxury home in Reno, Nevada based on what I see in the market right now.


The Pre-Market Phase: Weeks 1 Through 4

Most sellers want to skip this part. They want to list the home and start the clock. That is almost always a mistake at the luxury level.

The pre-market phase is where outcomes are determined. This is when we establish pricing based on real comparable sales, assess the home's condition and identify what needs attention, bring in professional photography and video, and build the marketing strategy before the home ever appears publicly.

Based on spring 2026 data from the Northern Nevada Regional MLS, luxury homes in Washoe County that sold quickly -- in under 30 days -- were almost universally prepared and priced correctly before they hit the market. Several went under contract within days and some sold above asking price.

The homes that sat for months had one thing in common: they came to market unprepared or overpriced and had to adjust after the damage was done.

Four weeks of preparation is not a delay. It is the investment that determines your result.

As I cover in my book, Selling Your Washoe County Home: The Secrets to Maximum Success, sellers who rush to market almost always wish they had taken more time to prepare.


Going Active: Week 4 Through Contract

Once the home goes live, the clock starts. In the broader Reno market, the median days to contract for all price points in May 2026 was just 12 days. In the luxury segment, that number looks different.

According to spring 2026 MLS data for Washoe County homes priced at $1 million and above, the median days on market was 54 days, with an average of 97 days. That range reflects the reality of the luxury buyer pool -- it is smaller, more deliberate, and often includes out-of-state buyers who need time to visit, consider, and coordinate.

What this means practically: plan for the active listing phase to take anywhere from two weeks to three months depending on your price point, neighborhood, and how well the home was prepared and priced. Homes in Montreux, ArrowCreek, Rancharrah, and Galena Forest at the $2M to $5M range tend to take longer simply because the buyer pool is more concentrated.

During this phase your agent should be providing consistent feedback, adjusting marketing as needed, and communicating clearly about what is happening and why.


Under Contract: The Inspection and Due Diligence Period

Once you accept an offer, the transaction moves into escrow. In Nevada, the due diligence period is typically 10 to 14 days for a standard residential purchase, though luxury transactions sometimes negotiate longer inspection periods depending on the complexity of the property.

During this phase the buyer will conduct inspections -- general home inspection, roof, HVAC, pool if applicable, and sometimes specialized inspections for older homes or properties with unique features. The buyer's lender will order an appraisal if the purchase is financed.

This is where sellers are often surprised. Even well-maintained luxury homes generate inspection reports with items the buyer wants addressed. Your agent's job is to negotiate these in a way that protects your net proceeds without killing the deal.

Cash buyers with short contingency periods can close in as little as 10 to 15 days after going under contract. I recently worked with a seller who received an all-cash offer with a 15-day close -- the home was prepared correctly and the transaction moved cleanly from acceptance to closing.

Financed buyers typically need 30 to 45 days from contract to close.


Closing

Closing in Nevada is handled through a title company. You will sign documents ahead of the closing date, the buyer funds the transaction, and the title company records the deed. You do not need to be present in person.

The total timeline from the day you decide to sell to the day you close typically runs 90 to 150 days for a well-prepared luxury home in Washoe County. Sellers who skip preparation or overprice can add months to that timeline, often with a lower net result.


A Note on Timing in the Washoe County Market

The spring 2026 data shows 231 luxury home closings in Washoe County in just 90 days. That is an active market. Buyers are out there and they are making decisions.

The sellers who moved quickly were the ones who came to market with a strategy. The sellers who struggled were the ones who priced based on hope rather than data.
