This is my story.

From Single Mom to Luxury Listing Strategist

I did not get into real estate because I thought it would be easy. I got into it because I needed to provide for my two sons and I realized quickly that people in this industry needed someone honest.

Buying or selling a home is not a transaction. It is a life event. It is stressful in ways most people do not anticipate until they are in the middle of it. Deals fall apart. Inspectors and repair contractors disagree. Timelines shift. Emotions run high. And behind every closing there is an enormous amount of work happening that clients never see.

I saw that people needed someone who would protect them. Someone who would tell them the truth, solve the problems quietly, and get them to the finish line without losing their minds along the way.

That is still why I do this job.

12 Years of Northern Nevada Real Estate

I have been a licensed REALTOR® in Nevada since 2014, License S.175542. I grew up on the East Shore of Lake Tahoe and have lived in Southwest Reno since 2013.

I did not move here from somewhere else and hang a sign. I grew up in this landscape. I know what makes Northern Nevada different from every other mountain region in the country. I know the neighborhoods, the microclimates, the wildfire considerations, the HOA structures, and the lifestyle that luxury buyers are really searching for when they start looking at Reno and Washoe County.

As a kid, I took it for granted. I will never do that again. This place is genuinely beautiful and I appreciate it more every year.

That connection to the land and the community is not something you can fake. Luxury buyers can tell the difference between an agent who lives here and one who just works here.

What I Do Differently

I Trained as a Professional Photographer

From 2008 to 2014 I ran Eterna Photography. My work was published in Sky Mall Magazine and I shot weddings in New York City, Virginia, Maryland, and Washington D.C. I know light. I know composition. I know what makes a home photograph at its best.

Here is something I hear constantly: agents show up with an expensive camera and think that makes them a photographer. It does not. Photography is about light. If you do not understand how light moves through a space, when to shoot and when to walk away, you will take mediocre photos no matter how good your equipment is.

I hire professional photographers for every listing because I know what expert work looks like. I also know when to cancel a shoot. If rain is in the forecast, we reschedule. I want bright natural light pouring through every window. If wind is coming, we wait. I want the drone in the air capturing the property and the surrounding terrain with clean footage. Weather decisions that seem minor make a significant difference in how a home is perceived online, and in today's market, buyers make emotional decisions based on what they see on a screen before they ever walk through a door.

I Use Geo-Targeted Digital Marketing

Most agents post on their personal Facebook page and call it digital marketing. That is not marketing. That is posting for the people who already follow you.

Real marketing puts your listing in front of buyers who have never heard of you. I use geo-targeted digital advertising to reach qualified buyers based on where they live, what they are searching for, and what their buying signals look like online. As I cover in my book, Selling Your Washoe County Home: The Secrets to Maximum Success, the difference between passive listing exposure and active targeted marketing can mean tens of thousands of dollars and weeks off your time on market.

This approach is especially important in Reno right now because a significant portion of luxury buyers are coming from California. They are in an active research phase before they ever contact an agent. Getting your home in front of them during that phase is a real competitive advantage.

I Execute the Plan

Real estate is not just about knowing the market. It is about doing the work with precision.

I worked recently with a family who needed to sell their Reno home and move to Las Vegas to be closer to family. Their biggest concern was timing. They had school-age children and they needed to close and move out the week after school let out. Not the week before. Not two weeks after. The week after.

I pulled the history of comparable sales in their neighborhood, looked at average days on market, and we mapped out a timeline that worked backwards from their move date. We listed at exactly the right time. They closed on schedule. They moved the week after school ended. I connected them with a trusted agent in Las Vegas I have worked with many times and they secured a new build home.

That is the kind of result that matters to me. Not just closing a deal. Helping a family execute their actual life plan.

This is the part of real estate nobody talks about because it happens behind the scenes.

Recently, I had a seller who received conflicting opinions between a repair contractor and a home inspector about whether a specific repair was necessary. The seller had already signed a Notice of Required Repairs as part of the binding purchase agreement. He did not want to spend any more money. He was stressed, frustrated, and ready to push back on the buyer.

I told him: I understand how frustrated you are. You are probably under enormous stress with everything this move involves. Let me take it from here. Sit back.

I handled it. I coordinated the repair quickly and we closed on time. The seller never had to fight that battle. That is what you are hiring when you hire an experienced agent. You are hiring someone who knows when to step in, how to de-escalate, and how to keep a deal moving when it threatens to fall apart.
